So how about the market…
The Richmond and Sunset districts in San Francisco are possibly the most popular places to be right now, and very likely the hottest real estate markets in San Francisco. Inventory is far too low for the demand. Sunset district homes priced low are seeing hordes of buyers through the doors and multiple offers on all but the absolute worst priced homes. Most of these homes are in original, or barely updated condition, and they’re flying off the shelf.
I have personally been a part of losing situations for one of my buyers looking in the Sunset/Richmond who is maxed at $1,400,000 and we’re losing on properties in the Sunset nobody would have expected to sell so high. They’re all priced absurdly low around or below $1,000,000 (that’s the game), so it’s no surprise they sell over list price, but some of the final sales prices are quite astounding. More astounding are the numbers of people visiting and bidding on these homes during a global pandemic. Some reports of 80-100 people through the door (keep in mind showings are all by appointment right now and not Open Houses), and offers are anywhere from 5-25 on any given property.
The bottom line, it is a GREAT time to sell a home in the Richmond or Sunset districts, and a tough time to be a buyer. It is, without a shadow of a doubt, a very strong sellers market, and if you’ve been on the fence about selling, you might want to make that move and get your property on the market.
I have to say, I can’t blame anyone for wanting to live out this way…it is the best part of the city after all.
