
For my neighbors in the Outer Richmond, a couple recent sales of note…all of ’em significantly over list price, which as I said in prior posts doesn’t really mean much when almost all of our inventory in San Francisco is priced below typical fair market value. Whoever started this, I don’t know, but it’s been effective for at least 17 years (my time in the biz), so why not keep doing it. Just be wary of the Realtor touting their expertise just because they got a seller “$$$$$$$ Over Asking” If “asking” is crazy low, of course it’s going to go over.
Anyway, my favorite:

I generally don’t like to call out a favorite, but the sweet little home at 470 46th Ave, which just closed for $1,310,000 is the deal of the week, in my opinion. It’s 1285 square feet, period details, great yard, great location, and expansion potential in the garage (or place for your vintage car or surfboard collection), and only $1019/ per square foot. The buyers got a great home at a great price in an excellent location. Welcome to the hood.
